United States / New Jersey
Dense rental market with strong tenant protections, Anti-Eviction Act requirements, and municipal rent control in 100+ cities.
Regulatory Framework
New Jersey is one of the most tenant-protective states. The Anti-Eviction Act (N.J.S.A. 2A:18-61.1) requires landlords to demonstrate one of several enumerated just causes before evicting a residential tenant. Over 100 NJ municipalities have their own rent control ordinances. Security deposits are capped at one and a half months' rent and must be held in an interest-bearing account. Landlords must annually provide tenants with a written statement of deposit amounts and accrued interest.
